Severnside Mortgages are able to introduce you to dedicated conveyancing solicitors, who only deal with mortgage intermediaries. You get great conveyancing rates on purchasing, selling and remortgaging your property that are highly unlikely to be beaten by high street solicitors, who and in fact most of the time are considerably more expensive.

Another advantage to using these conveyancing only solicitors is that because we have introduced you to them, they are quite happy to speak with us and keep us informed of the progress of your case, so in turn we can keep you fully updated.

We do quote on all cases early on where the conveyancing fees are not paid by the lender. We advise that if you are looking at using you own solicitor to not instruct them until you have received our quote for comparison.

An outline of the conveyancing process for the purchase of a property to be mortgaged:

  • The solictor is instructed and they will contact the vendors solicitor for the contract documentation.
  • Title of the property concerned is verified, and prices, individuals involved and deposit details are obtained.
  • Draft contracts are returned to you for approval of any aggreements between the two parties.
  • Local searches are carried out and all enquiries that need to be put forward to the other parties solicitor are made.
  • Completion dates are set prior to exchange
  • Legalitities required by the mortgage lender are carried out to protect their interest in the property.
  • Contracts can then be exchanged and the deposit is handed over to the vendor. This is non refundable.
  • Land Registry checks are made to claify that nothing is registered against the seller.
  • Final searches and enquiries are completed.
  • The day of completion arrives and the keys are handed over.
  • Solicitors, Land Registry and Stamp duty is paid.
  • Statement of completion is then sent out to you along with a summary of financial transactions and the registration of ownership from the HM Land Registry.
